When you get a viewing on your property it’s important to make the most out of the opportunity. Good estate agents accompany viewings because they understand there is more chance of getting a sale. Of course you can’t make someone buy a property, they will either like it or they won’t! However, a successful viewing can mean the difference between getting your property on the buyer’s short list or not.
Another important factor for a successful viewing is that the vendor should not be there. Some vendors may think there is no one better to show a prospective purchaser around their house however they should think again. Potential purchasers are only ever going to tell you what you want to hear. Especially if the owner is within ear shot and there will be no understanding of what they really think. If you don’t know what objections they have, then you can’t overcome them!
A good agent will create the right atmosphere for a viewing, he will get there early to welcome the potential buyer into the property. Start in the best room of the house and finish there. Accompany them around opening doors for them but not going into the room first. Never stating the obvious i.e. “this is the kitchen, this is the bedroom….” and instead point out the benefits the house has.
Asking the right questions about what they think about the property, overcoming objections and understanding more about the purchasers requirements are important elements of a successful viewing.
